Is It A Good Idea To Do Pest Control Every Year? Is Pest Control To Kill Termite?

Let me see if I understand your post . You own the rental property and you pay a management company to oversee it. If that’s correct the way I read the question. Your options for pest control is probably well worth the cost. Pest control can include roaches, water bugs, spiders of all types rats and mice as well as termites. I’m not sure what state your in but a person bitten by a brown recluse or black widow spider might have grounds for a law suit. Talk to a lawyer to see what the pros and cons of paying for it will be. The tenant is not responsible for your property. Except that they must not be or do destructive things to the property. You might be able to raise the rental fee to include the charges .
Yes it is a good idea to have it done no less than once per year preferably twice or if it’s the deep south more frequently.

I find the landlord will usually pay for pests considered to do structural damage to the home (termite-carpenter ants) or may cause a health issue. (German roaches, rats, mites) Pest that are considered nuisances or are caused by tenant, the tenant usually pays. (crickets, wasp nest, fleas caused by tenants pets) No real rule of thumb, depends on what the contract agreement is in the lease agreed upon by landlord and tenant for the most part.
DM—today’s best liquids (since 2000) do kill the colony within three months, unlike the Sentricon sysrtem that asks for 18 months for control. Would not suggest trying to protect a home with Sentricon even if it was applied free of charge

pest control can be paid by tenant or landlord depending on your lease. there is no surefire pest control for termites. chemicals will kill invading termites but not the colony. the ONLY effective treatment for eliminating the colony which can number in the thousands is the sentricon system manufactured by dow. several pest companies carry it but I would go with terminix.

If it is written in your cantract that you have to pay the mgmnt co. then you have to pay. Pest control is totally different than termite control. Pest control is spraying for roaches, spiders, ants, and any other insects that can infest your dwelling. Termite control is baiting strictly for termites.
